I This is the 2nd Phase of our  retirement home re-do. The kitchen work, as outlined in my previous column is underway and will be a major improvement.

Existing Condition: Next we chose to remodel the bathrooms – one accessed from the bedroom hallway and one from the master bedroom. Both have ceramic tile flooring, shower area walls and wainscot on the rest of the walls. Each bathroom has a linen closet which is a good feature. The vanities are dated as are the sinks, faucets and water closet.

The Project: The main job in the hall bath is to remove the tub, and tiled walls plus the wainscoting and tile floor. The removal is not difficult but the wall surface under the tile needs to be refinished. The reason for the removal is to give an illusion of space. The wainscot closes in the walls. We selected a fiberglass shower with a glass enclosure and door replacing the tub and tile. The plumber will install a new single lever mixing valve in the shower. With new floor tile, a vanity, sink and toilet, all of the same color, the room seems much larger. Next is the master bath. Changes to this bath are similar to the hall bath with one exception – a new tub will be installed along with a new shower stall. We will install a large mirror from vanity to ceiling over the vanity. Also the linen closet door will be replaced with a louvered door. The neutral color, borrowed from the shower stall will complement the room and, again, colorful towels and accessories will be added.

Estimated Cost: I budgeted $8,000 for each bath. Of course, this does not include sweat labor for demolition, cleanup, and painting.

Expected Results: The new bath-rooms will be well received by our guests and the rooms will be much easier to keep neat and clean.

Next Project: All the flooring and walls throughout the remainder of the home. This means the living room, dining room, hallway, bedrooms and closets. The kitchen, family room and bathroom floors are completed.
