The 4th Phase of our retirement home re-do is the replacement of all windows and exterior doors .

 

 

Existing Condition:

The wooden framed windows, although not in bad shape are to be replaced with aluminum – frames and dual sealed glass panes – known as “thermopane” or insulated glazing. The exterior brick sills will remain in place and the interior sill and trim can be salvaged and re-installed.

The Project:

There are several things I can do to keep costs in line, such as removing the old sash and trim, and disposing of the demolished frames.

Before removing the old windows and doors, call in two or three companies that specialize in window replacement and let them measure and provide a quotation. The price will vary depending on the type of frame; vinyl or aluminum and the finish - white and bronze are generally standard; the type of glazing: single or double and with or without removal of old sash, disposal of old windows, etc.

I have specified double hung, vinyl frame, white in color, double glazed panes, without dividing bars.

Double hung means that both the lower sash and upper sash are moveable. Another nice feature is the tilt-out sash. This allows you to clean the windows, both in and out, from the inside.

Next the windows and French doors are installed. The windows are made 1/2 inch smaller than the opening in order to allow for shimming to level the frames and for caulking to make the windows airtight. It’s a good idea to spread some drop cloths or paper. The window frames are made to occupy the same space that the wood windows did, so no additional trim material is required.

Estimated Cost:

I budgeted $8,000 for all the new windows and doors. This includes labor for demolition and installation. It wasn’t necessary to install impact resistant windows as required in Florida.

Expected Results:

The new windows will allow more light into the home because of the narrow frame profile and increased size of the glass pane. The most important reason for this project is the savings of electricity to heat and air condition the home.

Next Project:

To further keep the home as “green” as possible.
