Question: We are moving to another state and would like a quick sale. Do you have any helpful suggestions?

A:Surprisingly I get this question quite often. Yes, there are several things you can do to enhance your property and help your chances of selling quicker.

Give yourself a couple of weeks to prepare before brokers begin showing your house.

Let’s start on the exterior. First trim your shrubs and landscaping in general and keep the grass mowed. Use some RoundUp to cut back on the weeds.

Next, check your driveway – if it is asphalt, fill the cracks and give it a fresh application of sealcoat. You can hire someone or do it yourself. If your driveway is concrete it may need a pressure cleaning. This applies to sidewalks and patios also. You can rent a pressure cleaner or hire someone. You get the general idea. A clean surface shows the home better. Next, if you have a concrete, or clay tile roof, it may need pressure cleaning also. I don’t recommend this job as a D.I.Y. project. Climbing around on a roof can be dangerous. Don’t forget to wash the windows – inside and out.

Now lets go inside and start prepping each room. First get rid of all your personal items pictures, souvenirs and the like. Table tops should be clean and neat. Check all the lamps and light fixtures to make sure all of them are working and have bulbs. Remove excess furniture. Put it in temporary storage out of the house. Less clutter and furniture makes a house look larger.

Remember, a potential buyer will have the house inspected. He or she is a professional and they rarely miss something that needs service, repair or replacement. You may want to hire your own inspector to take you on a walkthru and tell you what you can do to help the sale of your home – such as replacing the water heater, installing G.F.I. electrical outlets, changing the toilet flushing mechanism, etc. The list goes on and on.

Don’t leave any jewelry or watches laying around. Some potential buyers even look in closets, drawers and cabinets. Out of sight, out of mind. Your listing real estate broker can be helpful and give you more suggestions. I’m limited in my column space and I could write several more pages about the do’s and don’ts of selling your home.
